House Proper was created by Kris Romero and Sam Shendow, longtime colleagues with complementary backgrounds in property operations, real estate, renovations, hospitality and design.
Kris brings more than 20 years of experience in property and project management, residential renovations, real estate and interior design. Her background includes managing properties, overseeing renovations and improvements, coordinating contractors and vendors, and guiding projects from planning through completion. Born and raised in New Orleans and a Florida resident for 14 years, Kris combines practical property knowledge with a strong eye for design and detail. She brings a warm, hands-on approach to her work and values building trusted relationships with clients while making sure their homes are thoughtfully and consistently cared for.
Sam brings more than 15 years of experience across operations, luxury hospitality, real estate, asset management and property development. Her career has included overseeing properties and projects, managing renovations and development, and coordinating owners, vendors, designers, contractors and operating teams. With roots in both Richmond and Virginia Beach, Sam grew up between the two and spent family vacations in Duck, North Carolina, before later living in New York, Tulum and along the California coast. Her experience across those diverse landscapes has given her a broad perspective on varied property needs, hospitality and the importance of thoughtful, detail-oriented service.
Over the years, Kris and Sam saw a clear gap in the residential management market for second and remote home owners. They saw how much responsibility home owners continued to carry, even when they had trusted vendors and service providers in place. There was often no one person who knew the home as a whole, kept the details connected and made sure things were handled without the owner having to manage every step. Many needed more than traditional home watch and vendor coordination, but not the cost, complexity or full-time structure of estate management. What was missing was a trusted local presence who could understand the home as a whole, stay close to the details and step in as needed.
House Proper was created to fill that space. We provide thoughtful, ongoing home management with the continuity, communication and oversight needed to make ownership feel easier.
